Nashville $1M Home Demand Surges 32%

Nashville Demand continues to surge now to levels we haven’t seen since 2022.

The most pronounced increase is in the $1M+ space where it’s surged ~30% YOY.

When you look at listings over time, it’s especially pronounced. My hunch is that the wealth migration may be starting earlier this year. Last year was slower due to the inauguration. This year a big snow storm may create some noise in the data for the next few weeks.

Part of me wonders if it’s because values are falling. Median contract prices are down.
